7. Total cost of living - calculations

The figures noted under the Total cost of living for any property on are shown as a guide only and represent an estimate for what the tenant or tenants could expect to pay on a monthly basis for Energy (Gas and Electricity), Council tax including water charges and the rent. It is important to remember that when budgeting for renting any property, there will be other costs that should be accounted for on top such as telephone and broadband, TV services, insurance and general living costs for food and household functions.

Specifically, the Energy figure is provided from the last available energy performance certificate (EPC) to enable prospective buyers and tenants to compare the fuel costs of one home with another. To enable this comparison the figures have been calculated using standardised running conditions (heating periods, room temperatures, etc.) that are the same for all homes, consequently they are unlikely to match an occupier's actual fuel bills in practice. The figures do not include the impacts of the fuels used for cooking or running appliances, such as TV, fridge etc.; nor do they reflect the costs associated with service, maintenance or safety inspections. It is recommended that you always check the most up to date EPC because fuel prices can change over time and energy saving recommendations will evolve. To view an up to date EPC for any property, please visit:
The Council Tax figure is based on the 2016 charges noted for the property. To check the most up to date figure for any property, please visit:
The Rent amount is nominated by the managing agent on behalf of the landlord for the property.

* Asterisk on Total cost of living widget indicates:
- An estimated energy cost. The estimated energy cost is based on average use in the neighbourhood of properties with a similar rental price.
- That council tax band has not been set by the managing agent. In this case, the council tax band is based on the rental price
and council tax cost displayed is estimated based on last 24 months averages.
